Bad Renters: Don’t Jeopardize your Business

In these times, where financial drought has been haunting several struggling individuals, a lot of them are beginning to say goodbye to their houses as well as the opportunity to lease a place. Their financial capability has been deeply affected due to the global financial crisis. Thus, owners and landlords of rental properties are pissed off because they can no longer pay their dues promptly. However, there are renters who seem to be irresponsible in nature that they do not even bother to settle their dues even if they have enough cash or not. They do not value the essence of responsible tenancy. Now being a landlord, you have to secure that everything will be for the good of your business. But these bad renters must be eliminated because they can jeopardize your operation. And how do you go about it?

Keep in mind that as soon as you have granted them the approval to stay in your house, you are giving the full responsibility to stay in the house. Thus, you must be cautious in looking for tenants. You will not know them immediately. Even if they give you their entire personal info but you will only get to know them better once they stay in the house. So never give your full trust to them until such time they have proved to be a reliable tenant.

If you happen to have a stubborn renter, it is best to talk to him about his attitude and your complaints. If he is a frequently late in paying the rent, ask him if he has a problem with it. If he gives you valid reasons then try to consider it for the first time. But inform him that when it happens successively, you will be forced to charge him with interest. In this way, he will be disciplined in settling his payables.

If you are not hiring a management company to screen the tenants, be sure to be careful if you will do it on your own. Validate all the info he has given you, the business references, credit record and other related issues. It is also advisable to talk to his previous landlord to have more idea about what he is as a person.

There are instances that renters are prompted to be unmindful due to the leniency of the owner. As an owner, it is your sole responsibility to discipline them and not compromise. Impose policies for them to follow. Keep in mind that any consideration will only be good for first offense but once it becomes successive, then they will have to go through the appropriate course of action. Discuss and explain these rules clearly. This is to avoid being fooled by bad renters who might claim that they had no idea about those things. Tell them that they have to treat the property with concern as if they own it. Ask them to maintain the place clean and in proper order.

Renters are the life your business. Hence, you need to give them much importance and good treatment. They are your responsibility as soon as they step inside your house. Handling bad renters is really a tough job. But you have to do it. Otherwise your business will only put to waste.
